Welcome to your new home and to the Villages of Bennington Property Owners’ Conservancy.
You really made an excellent choice in selecting a home in this Conservancy. We, in the Conservancy, are proud of our homes and the beautiful common areas.
We are pleased to present you with this “Web Site”. It is a work in progress, we have attempted to condense the most important information contained in the more detailed Declarations of Covenants. A “Property Improvement Request” form is also on this site for you to print. This is necessary, in case you wish to make any external changes to your home or property.
The Villages of Bennington is a Planned Unit Development. A Planned Unit Development must meet certain criteria:
- There are common areas for all residents to use and enjoy
- There are protective covenants, conditions, and restrictions recorded in the State of Tennessee and Shelby County Register’s Office
- There is a Homeowners Association
We in Bennington enjoy several amenities not available to most neighborhoods in Memphis. A few of these include:
- A three acre nature area with a winding trail through it
- Three lakes with landscaped areas
- A two mile paved jogging/ walking path
- Three picnic areas equipped with shelters
- three play grounds with playground equipment
- An illuminated fountain
- A total of 72 acres of common ground
- A tennis court
The annual assessment for the Villages of Bennington Property Owners’ Conservancy is $245.86. This amount is billed in January each year and is due and payable be
January 31st each year. The association allows you a 30day grace period to make payment. Your payment is considered delinquent if it is not received by March 3rd
The association asks that all dues be paid in one lump sum. The payment of the assessment by installment is not allowed without the approval of the Board of Directors. Petitions concerning making payment through installments must be in writing to the Board of Directors and must be made prior to January 31st.
All properties with unpaid assessments as of March 3rd will have a lien placed again that property and your account will be assessed a charge of $34.00 for the lien. All accounts, which incur the lien charge, will receive a bill reflecting the new balance due and a copy of the lien.
All accounts remaining unpaid as of May 1st each year are subject to being tuned over to the Conservancy’s attorney for collection
